HomeOwner Pool Survey
Our homeowner pool survey is a simplified, packaged service designed to give a summary overview of an existing installation, which will be suitable to most residential clients who have a concern over the general condition of their pool or spa. It is not intended to replace a structural survey, building survey or similar.
PURCHASE YOUR SURVEY:
- Full payment to be received in advance of confirming any bookings.
- Booking shall be arranged as soon as a mutually practicable time following payment
- We aim to issue all survey reports within 5 working days of the survey visit; specific circumstances may require a longer lead time, in which case we shall advise as necessary.
- The standard pricing is inclusive of up to: 1 Pool, 1 Spa, and 1 Wellness Cabin. Please contact us for any more items in order to confirm the price.
- The homeowner survey is only suitable for single-unit residential installations. For multi-unit residential and commercial installation,s this product is not suitable. Please contact us for a bespoke price for these situations.
- The survey is conducted by an experienced pool engineer and/or surveyor.
- Inspection is limited to areas that are safe and accessible at the time of the visit. We do not move heavy items, dismantle equipment, drain pools, or remove fixed panels.
- This survey does not assess compliance with building regulations, planning permission, health and safety legislation, electrical or gas regulations, water hygiene regulations, or accessibility requirements.
STANDARD SURVEY INCLUDES:
- Standard Level Pool - General
- Overview of the pool design and core features.
- Visual survey of internal pool finish condition from the poolside.
- Pool cover type, operation, and condition (visual inspection from poolside)
- Balance tank (if Present)
- Size and suitability for the pool.
- Top-up type and control arrangements.
- Internal visual inspection from hatchway only (no tank entry)
- Tank to be opened by the client prior to arrival.
- Pool lighting general operation and condition as observed from the poolside.
Standard Level Plant & Environment (Pool Plant)- Heating System - type, size, condition, and suitability.
Limited to a heat exchanger (primary-fed) or ASHP (dedicated systems)
- Core plant - make, model, and general condition of:
Pump(s)
Filter(s)
Dosing Systems
UV Systems
- Pipework - General overview of plant room pipework layout and condition.
- Pool features - Overview of features, operability, and condition.
Environmental Control- Review of the air handling unit and general condition.
- Review of ventilation arrangements (visual, non-invasive only)
ENHANCED SURVEY INCLUDES:
Enhanced Level & Outcomes
Includes all Standard Level services, plus:
- Dye testing within the pool to identify leaks and water loss around fittings.
- Assessment of all plants and their suitability to the pool, including filtration rates.
- Recommendations for improvements, upgrades, and optimisation.
Universal (all surveys)
Includes all Standard Level services, plus:
- Identification of items requiring immediate remedial action.
- Identification of "watch items" for medium and long-term replacement.
- Professional recommendations on observed conditions.
RESTRICTIONS AND LIMITATIONS
- This survey is intended solely to provide a general, high-level overview of the observable condition of the pool installation at the time of inspection. It is not intended to be relied upon for valuation, purchase negotiations, mortgage lending, insurance purposes, legal proceedings, or as a substitute for more detailed specialist or invasive investigations.

Dye testing is a qualitative, indicative method only. It may fail to identify small, intermittent, pressure-dependent, temperature-dependent, or concealed leaks. The absence of dye movement does not confirm the absence of leaks.

The survey is limited to elements that are visible and reasonably accessible at the time of inspection. No opening up, removal of finishes, excavation, pressure testing, or destructive testing is undertaken. We do not inspect or comment upon concealed, buried, or inaccessible elements, including (but not limited to) underground pipework, substructure, reinforcement, tanking systems, foundations, waterproofing membranes, insulation, or any elements hidden behind finishes or enclosures.

Visual inspection of finishes is limited to surface appearance only. No tapping, removal, or testing of finishes is undertaken. Hidden defects, including delamination, loss of adhesion, substrate failure, waterproofing defects behind finishes, or latent deterioration, cannot be identified.

The survey aims to give overall information on the installation and its condition; any conclusions are based on observation and general experience, and shall not constitute any form of guarantee or warranty.

Any opinions, observations, or conclusions expressed are professional opinions only, based on the information available at the time of inspection. They do not constitute guarantees, warranties, or assurances of future performance.

The report is prepared solely for the named client. No responsibility is accepted by any third party who may rely upon it

Our total liability, whether in contract, tort (including negligence), breach of statutory duty, or otherwise, arising out of or in connection with this survey and report shall be limited to the fee paid for the service.

In no event shall we be liable for any indirect, consequential, or economic losses, including loss of value, loss of enjoyment, loss of use, or costs of remedial works.

This report reflects the condition of the installation on the date of inspection only. We accept no responsibility for changes occurring after that date. No claim may be brought more than 6 months after the date of the report.

This survey cannot identify latent, developing, or future defects, nor does it predict the remaining service life of any component.

We do not assess the performance, efficiency, operating costs, future maintainability, or suitability of the installation for modification, upgrade, or change of use.

If access is not available or the inspection cannot proceed for reasons outside our control, a reattendance fee may apply.

Cancellations within 48 hours of the agreed appointment time will be subject to a cancellation charge of 50% of the fee.

We shall not be liable for any delay or failure to perform due to events outside our reasonable control.

This agreement is governed by the laws of England and Wales.
